Greenspire Apartments

Update: We are thrilled to announce that Greenspire Apartments has been awarded 2025 Project of the Year from RENEW Wisconsin and from the Wisconsin Council for Rural and Affordable Housing!

 

Greenspire Apartments is a 92-unit property owned by the Stoughton Housing Authority, located in Stoughton, WI.  The property has project-based vouchers for 87 of its units, which provide affordable housing to extremely low-income seniors and this disabled.

 

Sunny Side Development was approached the long time property managers of Edgerton Retirement Apartments, Broihahn Management and Consulting to assist with a large-scale rehabilitation of the property.  With partner Crown Court Properties, we applied in the 2023 round of Low Income Housing Tax Credits (LIHTC) and were awarded 9% tax credit allocation under the Preservation set-aside.

Later in 2023, we applied for and were awarded $5.52M from the Green and Resilient Retrofit Program (GRRP), funded by the Inflation Reduction Act and administered by HUD. As a result, Greenspire is now pursuing the rigorous Zero Energy Certification through the International Living Future Institute. Construction began in July 2024 and was completed in September 2025. A full year of post-construction data is required to achieve net-zero certification and the project is on track to meet this goal.
